Batemans Bay Accommodation - Seashells on Long Beach is a three bedroom villa right on the beach. The villa is near the end of a quiet cul-de -sac. The living area overlooks the beach with views across the bay and out to the Tollgate Islands. Brand new, fully furnished with fully equipped kitchen and lounge rooms. Open your bedroom door and step out onto the patio. A few more steps along the grassy path takes you to the beach. Beautiful Long Beach is over a mile long. Come and enjoy life on the beach.
It has a spacious living area with a large deck where you can enjoy the sea breezes.
It has wonderful swimming for young and old with gentle waves for toddlers at the eastern end.
Long Beach with over a kilometre of golden sand and, at each end, fascinating rock formations to explore above and below the water.
In the evening dolphins can be seen splashing and playing out in the blue waters of the Bay.
You can step out of your villas, stroll onto the beach and take a walk for miles along unspoilt beaches and inlets.
Batemans Bay is less than 10 minutes drive away for restaurants and shops or you could just order takeaway and relax while you wait. The fully equipped kitchen and BBQ give you the option of preparing your own meals too.

This luxury villa has three bedrooms, a fully equipped kitchen, a large open plan lounge/dining area with deck (BBQ on deck), two bathrooms and separate toilet on the upper level.
Room configurations: Bedrooms are downstairs. One queen room (with ensuite), second queen room and one twin room with 2 single beds. (There is 1 spare single mattress for a young child. A stair gate for the top of the stairs, high chair and a portacot are also available).

Long Beach is over 1 mile long. Enjoy long walks along the beach or just snuggle into the leather lounge and enjoy the latest movies on the DVD player. Enjoy the instant cool or heat of reverse cycle air conditioning in the upstairs living room. Perhaps you would just like to curl up on your queen bed and finish that great book youve never had the time to read. You can enjoy the sea view from the living area and queen bedrooms as you relax. Wall heaters are also in every bedroom for cooler nights.

2. What a fabulous spot, this is the second year we have stayed in the Seashells.The beach is just great. Just enough wave to get my four year old son used to the surf and calm enough for my one year old to paddle on the edge. My now one and four year old sons had an absolute ball. Master four felt very independant being able to run on ahead of us, up to the Villa, after departing the beach. We were able to let him do so as there are no roads to worry about in this very quiet estate . We will definately be back next year. Thankyou

Booking Conditions
Updated December 2004
 Rent and bond should be paid in full 10 days prior to occupancy. All December and January bookings should be paid by the end of previous November.

 An Administration fee of $30 will be charged for cancellations made more than 10 days preceding your booked arrival date. The first night’s cost or initial deposit of $300 ($500 for Xmas bookings); will be charged in the event of a cancellation within 10 days preceding your booked arrival date. In the event that we can fill the vacancy with another booking we will only charge the $30 administration fee.

 Deposits taken on cancelled bookings are transferable subject to availability.
 Occupancy is given from 2:00pm on date of arrival. Arrange check in with Robyn.
 Premises are to be vacated by 10am on date of departure. Late checkouts can be arranged provided the property is not re-booked. Please arrange this with Robyn on check in.

 In the event of phone or internet bookings, all information is given in good faith and any discrepancies regarding inclusions or descriptions are unintentional. Please discuss inclusions with Robyn.

 The villas are located in a quiet suburban street. Please respect the rights of the neighbours for peace and quiet by keeping noise levels down, particularly after 11pm.

 The owners reserve the right to evict tenants without compensation, who are reported to the police for illegal activities (including disturbing the peace).

 Pets are not permitted
 No smoking in the villas
 As the guest you are responsible to leave the villas in a clean and tidy condition. The kitchen should be clean with all plates, cutlery etc clean and put away as you found them. The bbq must be left clean. Please do not move furniture. Extra cleaning charges may apply if these conditions are not met ($100 minimum excess cleaning charges apply). Bond may be used to offset costs, if damages are incurred during your stay and as the guest you are liable for any damages incurred during your stay. If you notice any major defects upon check in please notify Robyn immediately BEFORE your first night of stay so that you are exempt from responsibility of existing damage.

 The villa is fully self contained excluding linen. Doonas and pillows with covers are provided.
Please provide your own sheets, towels, pillowcases & toiletries (e.g. toilet paper and soap).

 Garbage night. Please put council bins out the front on Thursday night. Thank you.

Getting There
Seashells on Long Beach, unit4/84 Sandy Place, Batemans Bay.
Turn off is about three to five minutes north of the Canberra turn off as you head north from Batemans Bay. Turn off the highway into Cullendulla Drive (sign says Long Beach and Maloneys Beach). You will go from a 100km/h zone to a 80km/h zone to a 60 km/hour zone. This turns into Longbeach Rd. Follow this all the way down to the beachfront. Do not take any turns off the road you are travelling on until you get to the beachfront. The sea will be in front of you; now turn right into Sandy Place. Turn left when you see a small playground. It is a continuation of Sandy Place. Drive almost to the end of the cul-de-sac until you get to unit4/84 Sandy Place (Seashells on Long Beach)
